Land documents explained

What the papers mean

Certificate of Occupancy (C of O)
Issued by the state government, it confirms the holder's right to occupy and use the land, usually for 99 years.
Governor's Consent
The state government's approval when land that already has a C of O is sold or transferred to a new owner.
Excision and Gazette
Excision releases land from government acquisition to the community that owns it; the Gazette is the official record that this has happened.
Registered survey plan
Drawn by a licensed surveyor and registered with the Surveyor-General, it shows the exact boundaries and position of the land.
Deed of Assignment
The agreement that transfers the land from the seller to you. It should be stamped and registered.
Contract of sale and receipts
Your agreement with us and proof of every payment you make.

This is a general guide, not legal advice. Each estate's page lists the title it holds once verified, and your contract of sale states the documents you will receive.
